Spring Plumbing Maintenance Tips

The winter season often brings freezing temperatures that can be harmful to your plumbing system, but contrary to popular belief it is not winter that poses the biggest threat, but spring.

In addition to fluctuating temperatures, the melting ice can cause excessive water flow. There are a few actions you can take to ensure your home stays dry in the coming wetter months. They are applicable for both new and seasoned home owners. If you are new, these actions can help you get to know the plumbing system. If you have owned your home for some time, you will be able to spot issues early.

7 Tips to Follow

1. Have your plumbing system inspecting if it has been a while since your last inspection. A local plumbing professional can check for any potential problems such as leaks and bursts.
2. Check for any traps in the drains that you do not use frequently by pouring down at least four gallons of water. By doing this, you prevent any odors or gas from escaping into your home once the ice melts.
3. Verify the age of your water heater. You can do this by checking the serial number. The first four numbers represent the month and year it was manufactured. If it is over 15 years, you should consider replacing it. Otherwise flush out any sediment in the heater by draining the water out. The temperature should be set below 38 degrees Celsius so as to conserve energy and prevent scalding.
4. If you have a sump pump, then it is advisable to run a test. Pour few pails of water into the sump pump. It should automatically turn on and get rid of the water. If it doesn’t then call a professional to have it repaired or replaced.
5. You should have a backwater valve inspection done. If it has been more than two years since the last one, or you have noticed leakage in your home, then call a professional.
6. Check your water reading. Look at the water reading before you leave for work and when you return (and make sure the water is not in use during the day). If the number has changed, that means you have a leak somewhere.
7. Inspect your sinks and check for leaks, drips, and signs of water damage or collection. If you find any of these, then the sink should be replaced by a professional.
